With the integration of GIS maps, every property will have a digital identity. New Delhi. The Central Government has decided to implement a historic reform to bring transparency in the real estate sector and property registration process of the country. Now, at the time of buying and selling of any property in the country, it will be mandatory to attach GIS (Geographic Information System – GIS) based digital map along with the sale deed. This step will replace the traditional ‘hand drawn sketch’ and capture the exact location of the property on a digital map through Latitude-Longitude coordinates.
In the current system, property boundaries are described in terms like ‘road to the east’ or ‘neighbor to the west’. This vague approach often leads to court disputes and border violations that last for years. With the integration of GIS maps, every property will have a digital identity. Due to accurate satellite data and coordinates, it will be impossible to manipulate the borders. The government aims to fully implement this legal framework in collaboration with all states in the next two years.

Welcoming the initiative, Ashish Bhutani, CEO of Bhutani Infra, said, “Integrating GIS maps with sale deeds is a major step towards a technology-based system. It will enhance confidence among buyers and investors and eliminate ambiguities related to title. It strengthens the ‘Ease of Doing Business’ vision of the government.” He said that this will create a more reliable and future-ready real estate ecosystem.
Ritz Malik, founder of MyPropertyFact, says that this is a practical and long-needed step. Many property disputes in India arise not over ownership but because the boundaries recorded in the sale documents are unclear or outdated. When boundaries are described only in words, there remains scope for confusion. If any property is linked to its clear map, it will make a lot of difference. “This will make it easier for buyers to understand what they are actually purchasing, and also make it easier for banks and government departments to trust the records.”
